Centaur was presented with a unique and challenging opportunity to design/build the core and shell of a one story commercial retail development that would become the future home of three separate tenants – Intermix, Bebe, and lululemon athletica. The biggest challenge was adhering to an aggressive construction schedule in order to get the north tenant open for business soon after construction commenced.
Each tenant was given the opportunity to mold/shape the original façade design’s to comply with their corporate look and feel. This design approach, along with varying parapet heights, led to the prominent façade appearing as if it were three separate buildings. The north tenant’s façade used a combination of brick veneer, brushed aluminum metal panel and a frameless storefront glazing system to produce a combination of historic/modern appearance. The middle tenant also utilized a brick veneer with a metal panel veneer, but utilized a standard storefront glazing system with polished stainless steel accents, including a pair of polished stainless steel entry doors. Lastly, the south tenant used an old world brick veneer and incorporated a storefront infill with a combination of materials that accentuated a perception of a historic building with a modern element. Each tenant was provided with their own rear entrance and separate/gated refuse enclosure.
Much like all construction projects, there were typical struggles and setbacks throughout the entire design and construction process, however, the project was a great success. The end result was a development that enhanced the neighborhood and left everyone involved very pleased with the final product.
